The Sterling -
Springfield, MO

The Sterling, a National Register of Historic Places property, will provide Class A office space and a fine-dining restaurant in a true historic setting. It is a highly visible project and will be remarkably unique to center city Springfield.

Following on the heels of the just-completed renovation of the Holland Building across the street, The Sterling project represents another major step in the exciting transformation of Park Central East into a vibrant block of urban excitement. Anchored by the fountain and public plaza of Park Central Square on the west, the street now features Trolleys, a great urban-chic restaurant with a sidewalk cafe; Riad, a new Mediterranean cuisine restaurant, also with a sidewalk cafe; the Holland Building, Springfield's finest downtown class A office facilities in a beautifully restored historic office building with a public meeting room and art arcade, and ground floor space that is an ideal location for a retail shop or piano bar, and a basement that is ideally suited for an Irish Pub; the soon-to-be-restored Gillioz Theater, two other office buildings and two buildings also undergoing renovation.

History
The building was originally constructed in 1911 as the Sansone Hotel. As a reaction to recent fires in downtown areas all across the country the building was constructed entirely of concrete and masonry. Developed by John T. Woodruff, probably the most significant figure in the early development of Springfield, the building has a very important historical context that is further described in a booklet prepared by Casey Architecture, developers of the project.

Tenant Spaces
The “Sienna – A Wine Bar and Grill” will occupy the first floor. This is to be a fine-dining restaurant that will emulate very closely the first restaurant in the Sansone Hotel.

The second and third and fourth floors will be available for class A office space. Each floor can readily accommodate either two tenants with 1,590 sf and 1,720 sf, or one tenant with 3,430 sf. This larger area can accommodate a reception area, five large private or semi-private offices, a large conference or informal meeting room with a fireplace, workstations for 10 individuals, four private rest rooms and a break/meeting room.

All office floors will have wood floors, four tiled rest rooms, contemporary heating and cooling systems, security systems, high speed fiber optic Internet service, kitchenettes and large operable windows to both the interior courtyard as well as the exterior. The spaces will be completely finished and available for immediate occupancy unless tenants desire further modifications.

Private, secured 150 sf basement storage areas will be a part of each full-floor tenant’s lease.

Roof Terrace
The front half of the roof will be developed as a partially covered outdoor meeting and entertainment area. It will be served by the elevator and stairs, and will have two rest rooms, a bar and cooking area, lighting and ceiling fans, and a decorative fountain. This area provides very significant views of much of Springfield.

Parking
The Sterling provides four free short-term parking spaces for tenants and their customers in the SMSU parking lot located at Jefferson and Park Central East, approximately 80’ to the east of the building’s front and rear entries.

Tenant parking spaces will be available for monthly leases in the Holland Building parking lot or the two bank parking garages less than a block away. Secure gated parking is also available.

Historic Renovation
The building is listed on the National Register of Historic Places and will be renovated in accordance with all applicable standards and codes. There is to be a complete sprinkler system as well as a fire detection and security alarm system. The building will comply with the American with Disabilities Act requirements.
