Heartland Financial USA, Inc Operations Center
Dubuque, Iowa

The existing 45,000 square foot three
1888
-story abandoned department store was constructed in 1886 and 1888. Spreading over an entire city block, the Italianate/Queen Anne buildings had ornate pressed metal ceilings, decorative cast iron columns, beautiful projecting bay windows and elaborate wood trim, doors and hardware.

After c
ompleting a feasibility analysis, the Casey Architecture project team had
the two adjacent buildings placed on the National Register of Historic Places,
assisted with financial incentive programs, and proceeded with the program for a total renovation.

This completed facility contains the bank holding company’s data and operations center as well as their corporate offices and meeting rooms.

Completed in 2004, the project includes a new four-story 14,000 square foot addition that complements the historic building motif.

The $10 million project has utilized state and federal historic tax credits, tax increment financing, enterprise zone benefits, development agreements with the city and Community Development Block Grant forgivable loans.
